I. Welcome Remarks
· It was stressed in the speech of the engineer that NO ONE FROM MARYTOWN SHALL BE RELOCATED with the planned construction of the residential building.
II. Presentation of the project
The architect of the project presented the following information (handouts were given) :

· Brief Project Description
The proposed project will involve the construction of a 35-storey residential building with penthouse along Katipunan Avenue in Barangay Loyola Heights, Quezon City. The Project will be referred to as “Berkley Residences”.
The proposed subject will be situated within a property with a total land area of 3146.51 square meters. It will have a total floor are of 45,979.92 square meters. The building will feature 1,109 residential units and 1626.78 sqm of commercial space that will principally support the requirements of the residential of the residents of the building. Table 1 presents the tabulation of area.

· Project Location
The proposed project will be situated within a property with a total land area of 3,146.51 sqm. China Bank currently owns the said property. Negotiations are underway for the sale of property to SMDC.
The vicinity is primarily characterized as a residential and commercial zone. Commercial operations such as offices and shops are found along Katipunan Avenue. The project site is within the vicinity of schools such as Miriam College, Atene de Manila University and University of the Philippines.
The project within Barangay Loyola Heights, which is located at the eastern section of Quezon City. The vicinity is a highly urbanized zone, and most of its land area is either for commercial or residential-commercial.
· Construction Plan and Schedule
Construction of the building is expected to be undertaken within a period of thirty (30) months. Soil investigation works is currently ongoing and will be completed by June 2007.
Construction works will proceed with the excavation works for the foundation and basement level of the building. The foundation and earthworks will be completed within a period of 3 months.
Afterwhich, structural works and concreting/masonry works will follow once earthworks have been completed. This shall be undertaken within a period of 15 months.
Upon completion of the structural works on each floor level, plumbing, sanitary, electrical, mechanical and fire protection works shall be undertaken. This shall be immediately followed by architectural works such as carpentry, millworks, installation of doors and jambs, windows and glazing, and other finishes.

During the course of the construction period, the proposed project will hire a total of 150 skilled and unskilled personnel.
· Project Cost
The propsed project will have an estimated cost of P680,067,661.10
· Power Requirements
The power requirement during the construction phase will be sourced from MERALCO. The building’s power requirement is 750 KVA including combined demand and diversity factor. A generator set will be made available for emergency power supply. A standby generator shall be available to service the elevator and portions of the common areas in case of emergency power interruptions.
The existing MWSS water service main along Katipunan Avenue shall be tapped as the main source of water for the project. It is estimated that the construction works will require about 25 cubic meters per day of water.
The estimated water usage based on daily occupancy during peak operation is 346,425 gallons per day. Water will be conveyed to proposed cistern tank through 50mm diameter pipes.
The project shall be provided with two (2) cistern tanks with a capacity of 155,000 gallons each and two (2) overhead water tanks with a capacity of 20,000 gallons each.
III. Environmental Impacts and Mitigating Measures

These assessments for the Environmental Management Plan are yet to be approved by the LLDA.

VI. How can Marytown assure themselves that they wont be affected?
· Construction will be limited to what has been allocated for SM.
